Develop a strategy first. Decide which social media platforms you’d like to use and develop a content strategy before you start. Facebook, Twitter, and Google + are the most common platforms. You may also want to figure out if you plan to maintain a blog as part of your social media strategy. You’ll improve the quality of your social media program as well as maximize the time you spend if you develop a content strategy that specifies the type, tone, and frequency of your posts, updates, and tweets.
Post in the spirit of community building. Two goals of many multifamily company’s social media programs are to improve resident retention and resident referrals. Your online community can help you project the leasing staff and your residents as friendly and supportive, which will positively impact resident retention and referrals. All posts should be friendly, positive, conversational, and in the spirit of helping your residents feel comfortable.
Keep private and confidential communication offline. It almost goes without saying that you should be careful not to share proprietary information or secrets. Anything that you are told in confidence by your residents or coworkers should not be discussed via social media.
Add value with every post. Every post is an opportunity to grow or retain your fan base. Before you press enter or hit submit, ask yourself if the post you are about to make has the potential to inform, engage, service, or entertain your residents. If not, reconsider posting.
Don’t let social media management get in the way of your core business. You need to find the right balance between managing social media and day-to-day operations. Ask for help if you are having trouble maintaining a balance.
Don’t over-post. Think quality over quantity. Although we have many customers choosing to post more or less frequently, social media experts cite 2 to 3 posts per week as optimal.
